Elementary Schools HVAC Retrofit

Mechanical and electrical retrofits are planned for Oak Creek, Hallinan, and Westridge Elementary Schools to enable cooling in most occupied spaces. The scope of work will primarily involve modifications within existing mechanical and electrical rooms, as well as upgrades on the roof. Structural enhancements will be required to support the new rooftop units that will deliver the cooling.

Project Updates

March 2025 Status Summary:

  • Continued pre-construction work, including submittal review and RFI responses
  • The contractor scheduled to complete some early investigative work during spring break. The mechanical subcontractor will confirm equipment measurements on site and access points, which will be utilized during construction
Project Manager’s Notes:
  • Building permits: Oak Creek and Westridge are still pending, Hallinan has been approved
  • Contractor has requested to begin some early investigative work during spring break, focused on the mechanical rooms for all three schools
  • The scope of work will include the addition of cooling to Oak Creek Elementary, Hallinan Elementary, and Westridge Elementary
  • The District is tracking possible long-lead items (electrical and mechanical equipment) that may affect the project schedule

February 2025 Status Summary:

  • The general contractor is advancing with the submittal process, including electrical and mechanical equipment. Submittals including the new electrical switchboard for Oak Creek ES are subject to PGE approval of the modified design before it can be approved. Expecting PGE response by the end of the month
  • The project’s master construction schedule is still pending, the contractor is working on modifications suggested by the district

  • Contractor has requested to begin some early investigative work during spring break, focused on the mechanical rooms for all three schools

  • The District contract has been fully executed, and a Notice to Proceed has been delivered to First Cascade Corp.
  • The general contractor has begun the submittal process for early procurement items, including electrical and mechanical equipment
  • The District has reviewed the general contractor’s Construction Master Schedule and provided markup comments
  • The list of subcontractors has been submitted by First Cascade
Project Manager’s Notes:
  • The building permits have been submitted and are in review for all three schools
  • OAC meetings have been scheduled for every other week until the beginning of construction
  • The scope of work will include the addition of cooling to Oak Creek Elementary, Hallinan Elementary, and Westridge Elementary
  • The District is tracking possible long-lead items (electrical equipment) that may affect the project schedule

December 2024 Status Summary:

  • The district received four bids from contractors
  • The lowest responsive bidder was First Cascade Corporation
  • A Notice of Intent to Award was distributed to all bidders
  • The district contract has been fully executed, and a Notice to Proceed has been delivered to the contractor

  • The building permits have been submitted for all three schools
  • The district will coordinate a kick-off meeting with Säzän Group and First Cascade
  • The scope of work will include the addition of cooling to Oak Creek Elementary, Hallinan Elementary, and Westridge Elementary

September 2024 Status Summary:

  • Design Services Contract fully executed
  • Received 100% Schematic Design package
  • Design team is currently working on Design Development set; expected completion is mid-October

  • Project scheduled to go out for bid mid-November, pending completion of construction documents
