Lake Oswego High School Flooring Replacement
June 2026 Status Summary:
- LOHS Flooring Contractor is being held up on install due to product being delivered late. Delivery is expected by the first week of July
- East Side: Contractor began work on the east side of the building, working their way west
- Sectors A, B, and C on floors 1 and 2: Flooring demo and prep complete
- Sectors D and E, level 1: Demolition and prepping in process
- Sectors A and B, levels 1 and 2, as well as Sector C, level 2: Tile flooring installed
- Sector C: Carpet was removed under two staircases, which was not in the scope of work. These areas will be added to the scope and will be polished concrete or tile flooring
Lakeridge High School Flooring Replacement
June 2026 Status Summary:
- B‑Wing: Corridor carpet has been removed, and floor grinding is complete. Floor‑leveling compound installation begins in early July
- Cafeteria: Approximately 75% of the existing flooring has been removed. Floor grinding and slab preparation are currently underway
- Admin Area: Carpet and wall base removal is in progress. Floor preparation is scheduled to begin in early July
- F‑Wing (Upper & Lower Levels): Corridor carpet has been removed, and floor grinding is complete. Floor‑leveling compound installation begins in early July
- Library: Carpet removal and floor grinding are complete. Floor‑leveling compound installation begins in early July
- Lower‑Level Rotunda: Carpet removal and floor grinding are complete. Floor‑leveling compound installation begins in early July
- Main Rotunda: Corridor carpet has been removed, and floor grinding is complete across roughly 75% of the common area, Floor‑leveling compound installation begins in early July
May 2026 Status Summary:
- Phase 1 flooring replacement begins June 15
Project Manager’s Notes:
- Contractor had site walks with all subcontractors at both high schools
- Site logistics plans are being coordinated
- Contractor will mobilize on site on June 15
- Demolition will begin on June 16
- Lake Oswego High will have a single contractor for demo and installation
- Lakeridge High will have a separate demo & install contractor
April 2026 Status Summary:
- Contract and Notice to Proceed with conditions were sent on April 21
- A Pre-construction meeting was held on April 24

- Flooring submittals are being processed
- 2 coordination site walks have been held
- Floor removal and prep for both high schools will begin on June 15
March 2026 Status Summary:
- Additional scope and additional subfloor preparation was added to the project following site investigations. The budget has been adjusted
- Three bids were received on March 18
- Rubenstein’s Contract Carpet LLC was the lowest responsive bidder
- A Notice of Intent to Award was sent to all bidders on March 27
- A Pre-construction meeting is scheduled for April 1

The high school flooring replacement project will be a two-phase, two-summer project. The first phase, beginning in June 2026, will include replacing carpet with hard-surface flooring in corridors and hallways. The auditoriums, administration offices, and counseling offices will receive new carpeting, and the cafeteria flooring will be replaced with a new hard-surface floor. The second phase will begin in June 2027 and include replacing the carpet in classrooms and the library at both high schools.
Both phases went out to bid on February 13, with bids due March 18.
